  • $500,000 first-home vacant land: 500 × $20.14 = $10,070; a $400,000 block is exempt.

One scale for everyone, with a first home owner rate

Western Australia has a single duty scale for homes, investments and commercial property (the former separate residential rate now matches the general rate). What changes the bill is the first home owner rate of duty: eligible first home buyers pay nothing on a home up to $600,000 and a reduced rate up to $800,000, using thresholds announced in the 2026-27 State Budget on 7 May 2026 (previously $500,000 and $700,000 in Perth and Peel, $500,000 and $750,000 elsewhere; the same thresholds now apply statewide). RevenueWA applies the new thresholds to agreements from 7 May 2026 under a pre-enactment notice while the Finance Legislation Amendment (Housing Affordability) Bill 2026 passes Parliament. The concessional rate is a flat $16.15 per $100 over the exempt threshold, close to the general rate at $800,000; above it there is no relief. Vacant land bought to build a first home is exempt to $450,000 with a concession at $20.14 per $100 to $550,000.

Eligibility

You must be eligible for the First Home Owner Grant or would be but for buying an established home: an Australian citizen or permanent resident aged 18 or over who has never owned residential property in Australia, and you must live in the home for at least six months within the first 12 months. The grant itself ($10,000 for new homes) is separate.

Payment and other charges

Duty is payable within one month of the assessment, which RevenueWA issues after your conveyancer lodges the transfer; in practice it is paid at settlement. Foreign buyers of residential property pay foreign buyers duty of 7% of the dutiable value on top. Landgate registration fees are separate.

How much is stamp duty on a $600,000 house in WA?

$22,515 at the general rate: $11,115 plus $4.75 for every $100 of the $240,000 over $360,000. An eligible first home buyer pays nothing, because $600,000 is the exempt threshold from 7 May 2026. At $650,000 the first home owner rate is 500 × $16.15 = $8,075 against $24,890 at the general rate.

Do first home buyers pay stamp duty in WA?

Not on a home valued up to $600,000, and a concessional rate of $16.15 per $100 over $600,000 up to $800,000, for agreements from 7 May 2026. Above $800,000 the general rate applies. For vacant land the limits are $450,000 and $550,000 at $20.14 per $100. You must qualify for the First Home Owner Grant criteria and live in the home for six months within the first year.

Is there a different rate for investors in WA?

No. Investors, owner-occupiers and commercial buyers all pay the same general rate scale. The only concessions are the first home owner rate, the off-the-plan duty rebate for apartments under construction, and exemptions for transfers between spouses and on relationship breakdown.

How is WA transfer duty calculated?

On the dutiable value rounded up to the next $100, using a base amount for the bracket plus a rate per $100 on the excess. A $500,000 home falls in the $360,001 to $725,000 bracket: $11,115 plus $4.75 × 1,400 = $17,765. The dutiable value is the higher of the price and market value and includes GST on new homes.

How much is the foreign buyer surcharge in WA?

Foreign buyers duty is 7% of the dutiable value of residential property, added to the ordinary transfer duty. Citizens and permanent residents are not foreign persons; the surcharge also does not apply to commercial property or to residential developments of 10 or more lots.
