How Victorian land tax works

Land tax in Victoria is assessed on the total site value of all taxable land you own at midnight on 31 December, using the council valuation of the land alone. Your principal place of residence and primary production land are exempt; investment properties, holiday homes, commercial land and vacant land are taxable. The general threshold is $50,000 ($25,000 for land held on trust). The rates below include the temporary COVID debt levy that applies from the 2024 to the 2033 land tax year.

Surcharges not in this calculator

Land held on trust pays surcharge rates from $25,000 (the trust rates are generally higher until the site value reaches $3 million). Absentee owners (foreign owners not ordinarily in Australia) pay an additional 4% of the taxable value. Vacant residential land tax applies to homes in Victoria left unoccupied for more than six months in a year, at 1% of the capital improved value rising to 3% for a third consecutive year. Each is assessed separately by the SRO.

What is the land tax threshold in Victoria?

Land tax starts at $50,000 of total taxable site value for the 2024 to 2033 land tax years (it was $300,000 before the COVID debt levy). Land held on trust has a $25,000 threshold. Between $50,000 and $100,000 the tax is a flat $500; between $100,000 and $300,000 it is $975.

How much is land tax on a $1,000,000 investment property in Victoria?

It depends on the site value, not the price. If the land component is $600,000 the tax is $2,250 for the year; if the land is worth $1,000,000 it is $4,650. Land tax is charged on the aggregate of all taxable land you own, so a second investment property is taxed at a higher marginal rate because the values are added together.

Is my home exempt from land tax in Victoria?

Yes, your principal place of residence is exempt if you live there and own it in your own name (or as a beneficiary of certain trusts). Holiday homes, rented properties and vacant land are not exempt. From 2025 a home used as a short-stay rental for part of the year can still be exempt if it remains your principal residence.

What is the COVID debt levy on land tax?

A temporary increase in Victorian land tax from the 2024 to the 2033 land tax year: the threshold fell from $300,000 to $50,000, a flat $500 applies from $50,000 and $975 from $100,000, and every rate above $300,000 rose by 0.1 percentage points. The rates in this calculator include the levy.

When is Victorian land tax paid?

Assessments are issued between January and June for land owned at the previous 31 December. Payment is due about 60 days later, with instalment plans available through the SRO. Land tax on an investment property is deductible against rental income in the year it is paid.
